Media Release – New Real Estate Technology In Newcastle For Social Distancing

PRD Newcastle and Lake Macquarie has invested in state-of-the-art technology that allows buyers to take a virtual tour of a property, negotiate the price and terms of the sale and sign the contracts without setting foot on the property or having to meet with the agent.

Called Property Web Inspect, the technology is used to create a digital brochure, which is sent as a link to all prospective purchasers via text or email. Much more than a brochure or a listing via the usual channels, Property Web Inspect includes 3D floor plans and a panorama virtual tour that takes buyers on a journey through the home and its surrounds.

“Buyers have full control of the navigation. It gives them the sense that they are actually walking through the home,” said PRD Newcastle Director and CEO, Shula Kentwell.

“With social distancing in place and the need to be extra vigilant with sanitation and hand hygiene, some sellers are nervous about people walking through their home. The open home is simply not a practical or sensible option at the moment. In the last 12 months we had already implemented Property Web Inspect to enhance the consumer experience for all parties to the transaction. Until now, we had not really received feedback that was enough demand to broadcast this service, however we have already completed transactions with remote parties such as expats and those travelling and it has provided them with a great deal of experience. It’s now enabling buyers and sellers to be completely safe during the property sale and purchase experience and is achieving fantastic results in helping people transact and move.”

In addition to the 3D floor plans and virtual tour features, Property Web Inspect also includes professional photos, a detailed property description with all inclusions highlighted, the building and pest inspection report and the Contract of Sale. Buyers can also negotiate their terms with the agent remotely and agree to the purchase, subject to a private physical inspection of the property if they wish. This would be conducted with strict personal hygiene and social distancing measures in place for everybody’s safety and peace of mind.

“This technology gives buyers everything they need to make an informed decision from the safety of their own lounge room or anywhere in the world and we have already sold several homes this year to purchasers who are located abroad,” said Ms Kentwell.

PRD has also introduced new technology which removes the physical barriers of a live auction. Auction Now is a fully secure service which exposes your property to a wider pool of buyers, who would have been unlikely to patriciate in any form of real estate transaction whether auction or private treaty. Using this platform they will be able to watch and particulate in live actions and make bids in real time and then if successful be able to complete the transaction through a fully compliant online exchange of contracts and deposit payment process.

“We see this as the next step for buyers and sellers to connect in a way that is convenient for every individual without limiting opportunities because of specific circumstances,” said Mrs Kentwell.

“It is technology for the future, not just for the current situation, and right now, this is a brilliant way to keep buyers and sellers safe and moving in these testing times.”
