Winter Property Market Stays Warm
So far in winter 2010 the residential real estate market in Newcastle & Lake Macquarie region has seen buoyant turnover, with the gap left from the first home buyer frenzy in 2009 more than filled with the emergence of more investors, and particularly greater movement in the lifestyle segment of upgrading and downsizing. This has seen a more stable environment across all price ranges, rather than isolated to the sub $400,000 entry level. Property information service sites are showing average days on market in high turnover monitor areas like Merewether, Hamilton, Warners Bay and New Lambton to be hovering around 80-100 days, PRDnationwide Newcastle and Lake Macquarie have maintained an average days on market of less than half of competitor's averages in all of it's key market areas though. This turnover indicates balanced market conditions. Marketing and the right sale method are the keys in a balanced market,where there are enough buyers out there for most homes, it's just vital to stand your property out from the crowd to achieve a premium price and sell before the property goes stale.
